I think house prices are going to level off. I think there's been a lot of over-valuing and I think that's where the adjustment has got to come.
Over the last few years, there's been a great shortage of properties, which has meant that all the agents have been chasing just a few houses and this has led to the properties being over-valued.
We've had it in the press, from the Government, from everybody that house prices cannot be sustained, it's going to go down and it's all going to end in tears. And I think people are saying to themselves, let's get out now and get top money.
But we're not looking at the bubble bursting. With interest rates as low as they are, I just can't see it happening.
