Wiltshire is a fast-growing county with many neighbourhoods that house buyers have their eye on, but we've compiled a list of the most sought-after areas.
While all areas of Wiltshire have something to offer, it's very unlikely that those buying a house in Swindon and those looking to buy in Marlborough will have the same experience.
A new study from AB Drylining has analysed Google search data to see the number of times people search for houses for sale in towns and villages across Wiltshire.
Using that data, we’ve compiled a list of the areas where people are looking to buy property the most.
“Our research gives sellers in these local hotspots a clear idea of just how popular their areas are, as well as the likelihood of their properties getting snapped up," said Alfie Burrows, director of AB Drylining.
"But more than that, it gives buyers a real indication of how competitive the current property market is. "
It’s worth noting that this data is based on Google searches so although it gives a good indication of wanted neighbourhoods, it is only part of the picture.
Wiltshire’s most sought-after neighbourhood for buyers
5. Warminster
Coming in 5th place, Warminster is one of the top five most sought-after areas in Wiltshire for property buyers.
In one month, ‘properties to buy in Warminster’ was googled 1,700 times.
According to the property website Right Move, the majority of houses sold in Warminster in 2023 were detached properties, selling for an average price of £417,743.
Terraced properties sold for an average of £216,965, and semi-detached for an average of £293,059.
Overall, house prices in the area in 2023 were down six per cent from the previous year, which may make it a more sought-after area right now.
4. Devizes and Trowbridge
In joint fourth place, Devizes and Trowbridge both stacked up 1,900 monthly searches for properties for sale.
Unlike in Warminster, terraced properties were the most popular sale in Devizes for 2023, costing an average price of £269,307.
In Trowbridge, semi-detached properties were sold the most, for an average price of £291,991.
3. Chippenham
Officially in the top three most sought-after locations for property buyers in Wiltshire, Chippenham saw 2,800 monthly searches for houses to buy.
In 2023, the majority of sales in Chippenham were semi-detached properties, selling for an average price of £312,878.
Detached properties in the area cost an average of £443,524, and terraced properties fetched around £245,769.
Like Warminster, the average house price in Chippenham for 2023 was down six per cent from the previous year.
2. Salisbury
Salisbury is one of the second most sought-after areas in Wiltshire for property buyers.
In one month, ‘properties to buy in Salisbury’ was googled 3,300 times, and we’re not surprised considering it’s the county’s only city.
Salisbury is also considerably more expensive than the other towns mentioned so far, with average prices of £208,913 for terraced properties, £344,700 for semi-detached and £515,000 for detached.
The average house price in Salisbury for 2023 was up five per cent from 2022.
1. Swindon
Coming in first place with 10,000 monthly searches for properties for sale, Swindon is officially the most sought-after area in Wiltshire.
It’s not surprising, considering that the town offers easy access to the M4 and is a popular commuter town for London, but without the London house prices.
In 2023, the average price of houses sold in Swindon was £276,715.
This worked out at an average of £241,142 for terraced properties, £292,573 for semi-detached and £417,147 for detached.
